Call (786) 258-8283HVHZ & Wind Mitigation
What is HVHZ and why does it matter for my Broward County garage door?
HVHZ stands for High-Velocity Hurricane Zone. Broward and Miami-Dade counties are HVHZ-designated under the Florida Building Code. Any new garage door installed in HVHZ must carry Florida Product Approval and meet specific wind-load and missile-impact ratings. A door without HVHZ certification is not legal to install in Broward and will not qualify for a wind mitigation insurance discount.
How do I verify a Florida Product Approval number for a garage door?
Use the official Florida Building Code Product Approval search at floridabuilding.org/pr/pr_app_srch.aspx. Enter the manufacturer name or product approval number. The system will show the door model, wind-load rating, missile-impact certification, and approval status. Always verify the number on the door label matches the approval database before final payment.
Do I need bracing for an existing garage door during hurricane season?
If your existing door is not HVHZ-rated, temporary bracing is recommended for any approaching named storm. Permanent solutions include either upgrading to a Florida Product Approved HVHZ door or adding a permanent bracing kit certified for your specific door model. We carry both options and assess your existing door during the free estimate.
Will a new HVHZ-rated garage door lower my homeowner insurance?
A Florida Product Approved HVHZ door is a qualifying feature on the OIR-B1-1802 wind mitigation form. The exact discount depends on your insurer, but qualifying features typically reduce the wind portion of the premium. We provide all documentation needed for your inspector to complete the form.
What wind speed are HVHZ garage doors rated for?
HVHZ doors in Broward County must withstand sustained winds of 146 mph (Risk Category II for residential) per the current Florida Building Code. Doors are tested for both positive and negative wind loads, plus large-missile impact (a 2x4 fired at the door at 50 fps).
What is a Miami-Dade NOA and is it different from Florida Product Approval?
Miami-Dade NOA (Notice of Acceptance) is a separate but parallel certification from the Miami-Dade County Product Control Section. Many products carry both Florida Product Approval and Miami-Dade NOA. For Broward installs, Florida Product Approval is the primary requirement; Miami-Dade NOA is sometimes accepted as equivalent.
Emergency Service & Response Time
What hours do you offer emergency garage door repair?
Same-day emergency response Monday-Thursday and Sunday from 8AM to 9PM, Friday 8AM-4PM. Saturday closed (Shabbat). For emergencies during business hours, average dispatch is under 30 minutes for Sunrise and adjacent cities, 30-45 minutes for outer Broward.
What counts as a garage door emergency?
A genuine emergency is a door stuck open (security risk), stuck closed (vehicle trapped), broken spring with the door down (unable to lift manually), off-track door creating safety hazard, or storm damage threatening structural integrity. Cosmetic dents, slow operation, or noisy openers are not emergencies but can usually be scheduled same-day during business hours.
How fast can you reach Lauderhill, Coconut Creek, or Tamarac?
From our Sunrise base: Lauderhill 15-25 minutes, Coconut Creek 25-35 minutes, Tamarac 20-30 minutes. ZIPs 33313, 33319, and 33351 (shared with Sunrise) are typically inside 25 minutes. Same-day response is standard 7 days a week.
Do you charge a higher rate for emergency or after-hours service?
Standard rates apply during published business hours. We do not stack a "service call" fee on top of repair labor for same-day work. After-hours emergency dispatch (weekend nights, holidays) carries a modest surcharge that we quote upfront before dispatching.
Can you help if I am locked out of my garage during a power outage?
Yes. We respond to power-outage lockouts the same day. Most calls are resolved by activating the manual disconnect cord (the red-handle release on the opener carriage). If the disconnect is rusted, seized, or missing, we can manually open the door, restore the disconnect, and recommend a battery-backup opener replacement to prevent future lockouts.
Warranties, Parts & Quality
What warranty do you offer on parts and labor?
Parts warranties follow the manufacturer (typically 1-3 years for springs, 1-7 years for openers depending on model, lifetime on door panels for premium brands). Labor warranty is 1 year on all standard repair work. We provide a written warranty document on every job.
Do you use OEM parts or aftermarket?
OEM (Original Equipment Manufacturer) parts whenever available. We carry genuine LiftMaster, Genie, Chamberlain, Clopay, Wayne Dalton, and CHI parts on our service trucks. We do not substitute generic Chinese-import springs or cables, which fail far faster in South Florida humidity.
Should I replace both garage door springs or just the broken one?
Both. If your door uses a pair of springs and one breaks, the second is on the same fatigue curve and will likely fail within months. Replacing both ensures balanced operation, prevents a second emergency call, and is what every reputable installer recommends for two-spring systems.
What is a high-cycle spring and do I need one?
Standard residential torsion springs are rated for 10,000 cycles. High-cycle springs are rated for 20,000-100,000 cycles. We recommend high-cycle springs for any home with multiple drivers (4+ uses per day), 55+ communities where the door cycles more often than typical, and any commercial or HOA application. The marginal cost is small relative to the labor savings on the next replacement.
