HVHZ stands for High-Velocity Hurricane Zone. Broward and Miami-Dade counties are HVHZ-designated under the Florida Building Code. Any new garage door installed in HVHZ must carry Florida Product Approval and meet specific wind-load and missile-impact ratings. A door without HVHZ certification is not legal to install in Broward and will not qualify for a wind mitigation insurance discount.

The system will show the door model, wind-load rating, missile-impact certification, and approval status. Always verify the number on the door label matches the approval database before final payment.

If your existing door is not HVHZ-rated, temporary bracing is recommended for any approaching named storm. Permanent solutions include either upgrading to a Florida Product Approved HVHZ door or adding a permanent bracing kit certified for your specific door model. We carry both options and assess your existing door during the free estimate.

A Florida Product Approved HVHZ door is a qualifying feature on the OIR-B1-1802 wind mitigation form. The exact discount depends on your insurer, but qualifying features typically reduce the wind portion of the premium. We provide all documentation needed for your inspector to complete the form.

HVHZ doors in Broward County must withstand sustained winds of 146 mph (Risk Category II for residential) per the current Florida Building Code. Doors are tested for both positive and negative wind loads, plus large-missile impact (a 2x4 fired at the door at 50 fps).

Miami-Dade NOA (Notice of Acceptance) is a separate but parallel certification from the Miami-Dade County Product Control Section. Many products carry both Florida Product Approval and Miami-Dade NOA. For Broward installs, Florida Product Approval is the primary requirement; Miami-Dade NOA is sometimes accepted as equivalent.

Yes. We respond to power-outage lockouts the same day. Most calls are resolved by activating the manual disconnect cord (the red-handle release on the opener carriage). If the disconnect is rusted, seized, or missing, we can manually open the door, restore the disconnect, and recommend a battery-backup opener replacement to prevent future lockouts.

Parts warranties follow the manufacturer (typically 1-3 years for springs, 1-7 years for openers depending on model, lifetime on door panels for premium brands). Labor warranty is 1 year on all standard repair work. We provide a written warranty document on every job.

OEM (Original Equipment Manufacturer) parts whenever available. We carry genuine LiftMaster, Genie, Chamberlain, Clopay, Wayne Dalton, and CHI parts on our service trucks. We do not substitute generic Chinese-import springs or cables, which fail far faster in South Florida humidity.

Both. If your door uses a pair of springs and one breaks, the second is on the same fatigue curve and will likely fail within months. Replacing both ensures balanced operation, prevents a second emergency call, and is what every reputable installer recommends for two-spring systems.

Standard residential torsion springs are rated for 10,000 cycles. High-cycle springs are rated for 20,000-100,000 cycles. We recommend high-cycle springs for any home with multiple drivers (4+ uses per day), 55+ communities where the door cycles more often than typical, and any commercial or HOA application. The marginal cost is small relative to the labor savings on the next replacement.
